If your water heater is not very old and it’s not doing its job, it might need an easy repair instead of a costly replacement. Let’s think about common problems you may encounter:
Not Heating
Sometimes mineral deposits can keep water from heating fully. We can flush that out for you. Also, dip tubes that bring cold water into the tank may become cracked, infusing the hot water on it’s way out of the tank, and keeping water from reaching an ideal temperature. Depending on the severity and other issues that could be involved, dip tubes may just need to be replaced.
Water Heats Too Hot
Sometimes replacing the pressure relief valve will cure over-heating issues. Also, the temperature may just need to be adjusted.
Banging Noises
Once again, this is probably sediment that overheats and explodes in the tank. Flushing the tank and replacing the heating elements may help. If the sediment is too large to flush out, you may need to replace the water heater altogether.
Boiling Noise
If you hear boiling inside your tank, call us immediately. This is a concern that needs attention right away. This indicates your pressure has already built up and attempting to deal with it yourself could cause severe injury.

Do you mean the whole cartridge body turns freely, or just the brass handle stem. You must get the whole body to turn freely before you attempt to pull it out. You accomplish this by using the white plastic piece that hopefully came with the new cartridge. You stick it in the top and then turn it back and forth.

Thanks for the information about broken water heaters! Mine has been making banging noises for about two weeks. It’s driving me nuts. I hope that I don’t have to replace the whole thing. I’ll take your advice and flush the tank.
I didn’t know that sediment inside a water tank could actually cause banging noises. If that ever happened to me, I’d probably just call a plumber right away. However, knowing that the tank may just need to be flushed out is great news. Would a plumber be needed to flush out the tank, or is it something that a homeowner could do on their own? Thanks.
Usually, a tankless leak is around 1 GPM, much less than terrible flooding of tank water heater, but still, much water if not contained. As a precaution, it is better to hold leakage water temporarily, and for that, you may install a drain pan which saves you from unwanted large expenses.
